bartr is a homeowner operating system and marketplace I designed and built end to end, hands-on. It gives owners and buyers one place to discover pre-market homes, understand what a property is really worth, book trusted services, and deal with each other directly — without the usual 5–6% agent tax and layers of middlemen.

Architected and shipped a production Next.js 16 app on a 140-table real-time Convex backend — property search, pre-market listings, a buyer 'knock' interest system, offers and contracts, messaging, and dashboards — with WorkOS auth, Stripe Connect payouts, and Plaid connectivity.

Built a daily valuation engine that blends market comps with live Federal Reserve economic data — equities, mortgage and FHA rates, inflation — through an 80/20 smoothing model, and shows owners the full equation behind their number.
Equity tracking & AI intelligence
Automated equity tracking (balance, LTV, payoff pace) from Plaid, a 9-dimension buyer-to-home matching model, and Gemini multimodal photo intelligence that reads listing photos to detect features and draft copy.
Services marketplace with escrow
Shipped a verified home-services marketplace — quote to Cal.com booking to proof-of-work to revisions to payout — with Stripe Connect escrow protecting both sides.
